The Year in Review

I don’t know about you, but one of the things I enjoy toward the end of the year is looking at past events. So, to kick off the New Year, let’s take a stroll through time in the local Bay County/Panama City FL real estate market.

The analysis and charts below reflect detached single family properties that were exposed and sold through the local MLS system. The first chart is based on 2009 & 2010 data reflecting the total inventory, number of sales, median selling price, and sales on a quarterly basis.

Now, let’s drill down and make a comparison of the last four years on a quarterly basis. Our local market is subject to a seasonal influx, so it certainly helps to look at the market comparing one quarter to the prior years quarter to see specifically what is happening.

To recap the data, the detached single family market continues to correct and 2010 was no exception. During 2010, each quarter period reflected a lower median sales price than the prior 12 month look back period. Have you seen in similar trends in your market?
