The Bay County Market in Review

by Wendell Browne on January 25, 2013

It’s been a long time coming, but finally, we are seeing some positive movement in the Bay County, FL residential real estate market. 2012 closed out with a strong 4th Quarter in both sales volume and median price changes in the majority of the market segments. All of the major market areas such as Panama City, Panama City Beach, Callaway, and Lynn Haven experienced an increase in the median sales price contrasting the 4th Quarter of 2012 to the prior 12 month look-back period.

I have been performing trend line analysis for many years and the most encouraging news is that not only was there positive movement in the 4th Quarter, but my complied data reflects a positive trend for the 3rd consecutive Quarter period. There are still issues to combat with such as continual high unemployment rates and the oversupply of inventory. It will be interesting to see how 2013 plays out.
